Can I customise my future home?
Yes, you can personalise the interior of your home. Our team of designers and architects is available to tailor the layout and finishes to your specific needs.
Can I modify the exterior of my home?
To maintain the uniform aesthetic of the village, exterior modifications are generally not permitted. However, in exceptional cases, changes may be allowed with unanimous approval from all co-owners.
RENTALS AND MANAGEMENT
How does the guaranteed annual income program work?
Suksan Homes offers a leaseback program that guarantees rental income for up to 30 years. To qualify, the property must meet the management company's standards. While customisations of furnishings and finishes are possible, they require prior approval. The leaseback contract must also be registered with the Land Office. Owners in this program can personally use their property for up to 30 days per year during designated periods.
Can I live in my home for part of the year and rent it out when I'm away?
Yes. If you prefer a flexible rental approach, you can rent out your home when not in use. However, this option does not come with a guaranteed income. Our team can assist with management, promotion, and maintenance to maximise your rental returns.
Can I hire my own staff for maintenance?
This depends on the project’s regulations. In communities designed for short-term rentals or those with a hotel license, external staff may not be allowed. However, in residential communities, you can hire registered staff or outsource maintenance services. We recommend reviewing the Common Areas Rules and Regulations (CARR) for your specific project before purchasing or leasing your property.
OWNERSHIP AND USE RIGHTS
Can foreigners buy property in Thailand?
Foreigners can secure control of villa ownership in Thailand through the following options:

Leasehold: Foreign investors can lease land for 30 years, with the lease officially registered at the Land Office and recorded on the Chanod title deed. Alternatively, both the land and the villa can be leased under this arrangement. During the lease period, the lessee has the right to transfer the lease to another party, negotiate a renewal with the landlord, or terminate the lease and transfer full freehold ownership to a Thai individual or Thai juristic entity. In such cases, additional fees and capital gains taxes may apply.

Ownership via a Thai Limited Company: Foreigners who qualify to hold shares in a Thai company can acquire land through a Thai Limited Company, allowing them to secure freehold ownership.

Leasehold Registration Fee: The registration fee for a leasehold agreement is 1.1% of the registered value, typically shared equally between the lessor and lessee.
What is a Chanod?
A Chanod is the highest form of property title in Thailand, issued by the Land Office. It certifies ownership or lease rights and ensures that transactions such as resale, mortgages, and transfers require official approval.
Who pays ownership and leasehold transfer fees?
Fees vary based on the purchase structure:
Leasing both the villa and the land:
Lease registration fee: 1.1% of the registered value, shared equally.
- Buying the villa freehold while leasing the land:
Ownership registration fee: 4%-6% of the villa’s declared sales price, paid by the buyer. Lease registration fee: 1.1% of the land value, shared equally. - Buying both the villa and land freehold: Buyer covers all registration fees, duties, and taxes. Ownership registration fees: 4%-6% of the registered value.
Example Calculation:
For a property valued at 30,000,000 THB with 10,000,000 THB allocated for land under a lease agreement: Lease registration fee (1.1% of 10,000,000 THB) = 110,000 THB;
Buyer pays: 55,000 THB.Seller pays: 55,000 THB
Ownership registration fee for the villa (20,000,000 THB) at 4%-6%
Buyer pays between 800,000 THB and 1,200,000 THB, depending on the Land Office’s assessment.
How long does it take to move in?
For off-plan villas, construction and handover typically take 12 to 18 months.

PARKING AND SERVICES
Is parking available for me and my guests?
Yes, each villa includes a private, covered parking space. Additionally, common parking areas are available for property management companies and guests.
SECURITY
How is security and privacy ensured at Suksan Homes?
Access is restricted to registered owners, guests, and staff. A remote-controlled gate secures the private access road, and the community is monitored by a CCTV security system.
