Structure
The home’s structure is built with reinforced concrete construction, ensuring durability, stability, and resilience. The foundations feature reinforced footings and vertical structural columns securely anchored to both the footing and foundation base. Every footing and pillar is meticulously calculated and sized to effortlessly support the building’s weight while withstanding any potential stresses caused by natural ground movements over time.
Along the perimeter, the columns are strategically positioned and interconnected by horizontally reinforced concrete beams. These beams work in unison with the pillars, creating a robust load-bearing framework that enhances the building’s structural integrity and longevity.

The pool shell is constructed using high-strength reinforced concrete, providing superior load-bearing capacity and resistance to environmental stresses. The structural framework consists of a reinforced concrete base and walls, designed to withstand hydrostatic pressure and soil movement. The use of waterproofing additives further enhances the concrete’s resistance to water infiltration, preventing long-term degradation.
Lighting System
To enhance visibility and ambiance, the pool is equipped with two underwater spotlights featuring 100W 12V low-voltage lighting. These energy-efficient lights provide uniform illumination while ensuring electrical safety in submerged conditions. Surface Finishing
The pool interior is finished with 4x4-inch ceramic tiles, selected for their durability, resistance to chemical exposure, and aesthetic appeal. The tiles are available in a range of customizable colors, allowing for tailored design preferences. Tile adhesion is ensured using high-bond strength mortars, preventing detachment due to water exposure and temperature variations.
Depth and Functionality
With a uniform depth of 1.40 meters, the pool is designed to provide a comfortable and versatile swimming environment. The depth is optimized for recreational use while maintaining safety standards. The surrounding deck can be customized with non-slip materials to enhance safety and usability.

Roof & Ceiling
Villa Sunpao stands out for its distinctive roof design, combining elegance, functionality, and durability. The master bedroom features a warm, natural cedar roof finished with Canadian shingles, offering a refined aesthetic that blends beautifully with the villa’s tropical surroundings. In contrast, the rest of the villa is topped with a robust concrete slab roof, chosen for its strength, longevity, and clean architectural lines.
This slab roof design can also accommodates optional solar panel installation, allowing homeowners to enhance energy efficiency and reduce long-term utility costs. The parking area follows the same architectural logic, with a concrete roof that maintains visual consistency across the entire property.
Beneath the concrete slabs, ceilings are finished with 9mm plasterboard and painted in crisp white, creating a fresh, modern interior feel. The master bedroom’s ceiling, however, is treated as a design highlight—lined with teak plywood and coated in matte polyurethane, available in natural or white tones. This adds a sophisticated, organic touch while ensuring durability and easy maintenance.
Doors and Windows
At Sunpao, we've carefully selected doors that combine durability, design flexibility, and functionality to suit the tropical climate and modern living. Each door features a solid wood frame that forms a strong and stable outer structure. Inside, we use a hollow core made from high-quality honeycomb or particle board, making the door significantly lighter—just 15 to 20 kilograms—without compromising strength.
The outer layer is finished with a 4 mm moisture-resistant HMR (High Moisture Resistance) fiberboard, ideal for humid environments. A specialized adhesive securely bonds this surface to the core, ensuring long-lasting durability. The door is pre-primed with an acrylic water-based coating, streamlining the final painting process and improving adhesion.
Standard sizes include widths of 70 or 80 cm, a height of 200 cm, and a thickness of 3.5 cm. For larger spaces or design requirements, we also offer custom sizes up to 270 cm in height and 120 cm in width, with an increased thickness of 4.5 cm for added stability. These doors are suitable for use in bathrooms or protected semi-outdoor areas where moisture is a consideration. For added design flexibility, we can incorporate horizontal or vertical grooves based on your aesthetic preferences, ensuring your space reflects both function and style.

In the master bedroom and master bathroom, LED strips are hidden in the gap of the gypsum
ceiling. Additional LED strips are strategically inserted into the outdoor soffit gaps. These well-

Air Conditioning
Living Room: Enjoy discreet comfort with a ceiling air-conditioning system.
Bedrooms: Experience optimal climate control with wall-mounted split units from "Samsung" or equivalent brands. These units feature remote controls for easy temperature adjustment, mode changes, dehumidification, fan speed regulation, and auto-off settings.
Outdoor Units: Equipped with R32 refrigerant for enhanced energy efficiency, compared to the previous R410A models. The outdoor units are strategically placed away from the house wall to reduce noise pollution.
Water
The water supply system is sourced from a individual artisan well, with water undergoing thorough purification through carbon and sand filters to ensure quality.
Domestic Sewage: Grey and black water are directed via gravity feed into three 800-liter septic tanks located behind the house, dedicated solely for household use. The PVC construction of the septic tanks ensures superior sealing, minimizing leakage and odor risks. Liquid waste is then further disposed of in an underground cesspool beneath the car parking area.
